House Rules
1. We kindly request that you please treat the place as your own homes and keep property tidy and clean up any kitchenware that is used during your stay before check out
2. We operate a no shoes policy in carpeted areas of the property. We kindly request you to respect our no shoe policy as this is for the benefit of all guests and to maintain high hygiene standards.
3. We kindly request guests not to rearrange furniture, should there by a requirement to rearrange furniture, please get in touch and we will advise if this can be arranged for you.
4. We take a security deposit of 500gbp. The security deposit can be processed through Airbnb or we can send you a payment link, this will be sent 4-6 days in advance of your arrival. You can order additional services like early check in, late check out, extra linen, extensions and instruct us to deduct the charges from your security deposit, or you can pay for these services through Airbnb at the time of ordering the services, this is completely your choice. Security deposit will be returned within 7-10 business days of your check out date. We normally process refunds much quicker. 5. Strictly no parties or gatherings allowed. Smoking, parties, and excessive noise are not allowed (quiet time is between 9PM and 8AM), including on balconies and in shared spaces. These violations are subject to immediate eviction, no refund and £250 minimum fine, plus associated cost to clean, deodorize, and repair any damage that may be caused. In the event of a party or gathering, we reserve the right to charge £100 per hour after the £250 minimum fine to cover administrative cost of managing the situation, disbursing of crowds, gathering and processing evidence, communications with neighbours, online travel agency platform, liaising with law enforcement and other authorities.
6. No smoking or drugs permitted, penalty of £150, these violations are subject to immediate eviction, no refund.
7. Guests who stay beyond their designated checkout time without written approval and/or delay our housekeeping company will be charged £30 per hour, plus any night/nights affected, plus cleaner reschedule and or cancellation charge from our housekeeping company.
8. Guest are responsible for disposing of the rubbish at the end of their stay. Mixed waste should be placed into black bags and to leave them in the rubbish disposal area at the front of the building. Recycled waste should be placed directly into the recycle bin located at the front right side of the building. Please ensure you do not overfill or contaminate the bins as this causes issues with collection of the bins. Should you require more details please get in touch. Any disposal of commercial waste will incur a fine ranging £50 upwards, depending on the amount of rubbish left behind as external waste collection will need to be arranged.
9. In handling maintenance, we reserve the right to access the property even when guests are not present. We are unable to schedule maintenance during specific times to accommodate guests. Typically, we arrange maintenance when guests are out of the property to avoid disrupting their stay.
10. Please be aware that as this is a late check-in with a key handover, there is a charge for this between 8-10pm, subject to £30.
