This property was amazing. The communication was excellent and everything was exactly as expected. The downtown area of San Diego however, smells awful. Every corner of every street is covered in urine. This property was great, however changes in street cleaning or socialization services around homelessness need to be made.

Gem in Downtown San Diego
This place was an oasis for me. I was at a conference and could easily walk to the convention center each day. Coming back to this beautiful place afterwards was heaven. I can’t say enough about what a lovely place this is.

Spring Break Getaway
My son and I had a lovely stay at this beautiful Victorian house. Inside had the charm and style of a Victorian house but with all the modern amenities of course and cute decor. Close to a lot of places in SD, either walking or a short trolly ride away. Great communication with the owners. Recommend👍

Great location, walk to everything
Everything was great, walked everywhere (Balboa Park, the waterfront, Little Italy, even Hillcrest). The place is adorable and had everything we needed. Comfortable bed and in spite of the central location it was nice and quiet at night. Excellent communication throughout the stay.

Quick getaway
Property was perfect for our needs . Two over 60 year old females . We did have access to everything within a 15-20 minute walk. Managed to figure out the transit bus. There is a grocery/deli across the parking lot from house which has everything we needed for first night/morning to settle in ( Mixons). The property is in a built up area there was homeless people in the area but I did not feel unsafe at any time . Property had everything we needed for our stay and was clean and bed was very comfortable. Had a minor shower issue which was fixed quickly and efficiently. I would return to this property despite being older. Thanks for the opportunity to stay in the house.

Ok. Not too bad. Not great either.
Very noisy. Street right outside with a bus stop across the entry gate. I did not appreciate well fed cockroaches in the kitchen. I had to learn to live with them. When our eyes met, I'd make some noise and they'd hide behind the toaster or something with an unwritten agreement not to come out for a little bit. Mostly they honored their end of the deal.

Great Location for the Price
My family from CT came to San Diego to visit their daughter who is in the Navy. This house was cheaper than a hotel and the location was near everything. It was super clean and organized. The apartment (house) is accurately described, there is an icemaker in the freezer which was a definite plus. It was a .5 mile walk to downtown/bayfront (where the cruise ships pull in), Little Italy, and the Gas Lamp. The only thing negative I heard from my family is that it is on a busy street and they could hear the cars in the middle of the night, but they live in Rural CT and they have no car noises or any other noises for that matter at night so they were not used to it. The house is old and charming. The host was amazing, she kept in constant contact to make sure everything was ok and responded immediately if I contacted her. I would definitely rent there again.

Excellent location - convinient access to transportation
Very clean and pleasant apartment. It is at a walking distance to many restaurants in Little Italy and very close to a tram stop. The bus stop to downtown is across the street and to Balboa park - just few blocks away.

Great property, excellent location
The location was great. Close to Little Italy, close to downtown, close to the water. Drawback, AC wasn't working, communication with staff was excellent. Bed could use a pillow top cover, but still usable. There is a homeless presence, but that's part of downtown area and they do not bother anyone. The location and price fore the rental is what will keep you coming back. All in all great stay.

Wonderful oasis with great hosts
I spent a week at this apartment in late April. From the start Chloe, Jill and the rest of the staff at Urban Sands provided timely and friendly communications about the property. I loved the set of Victorian homes that comprised the compound in which I stayed. The rooms in my first-floor apartment were spacious and clean, and it was great to come back to the house after a long day at the conference I attended, and sit on the front porch. It would be very comfortable for a couple or small family. I would describe the neighborhood as a little "transitional" as there are relatively numerous homeless people camping out in the surrounding area. I walked home from the Gaslamp District late at night several evening and felt safe doing so, however. If you are looking for a place reasonably close to but a bit away from the Convention Center area and very close to Balboa Park, the Gaslamp District, and Little Italy this place would be a great choice. Let me close by emphasizing again how wonderful the hosts were.

Great Downtown Location
Very central downtown location. Able to walk to Gaslamp Quarter and waterfront area. Easy to find street parking in front of building so not having a dedicated spot was not a concern. You are staying downtown so expect some street noise at all hours. Price seemed reasonable given some comparable spots for a downtown location. If I am picky and you must watch TV it is a bit small which was not a issue for us. The kitchen faucet tricked us as the pressure seemed low but that was because the tap controls the sprayer which has lots of pressure. Good contact with hosts as there was outreach to see if anything was needed. There are a lot more homeless people downtown which is sad but it never felt unsafe. There is an outside gate, building door and suite door which are all locked.

The pictures are spot on! If you put on your tennis shoes and go for a walk; you are close to coffee shops, the grocery store, restaurants, Gaslamp Quarters and the waterfront. Great hosts that respond quickly to your needs. A little riffraff at night but that’s the big city for you. We would stay at this location again…

Highly recommended!
Cute little period house with lots of character, all amenities and plenty of space. We were extremely comfortable and safe here. Walking distance to station, waterfront and little Italy for great restaurants. We had no car so parking was not an issue although the owner had alerted us to parking limitations in the area. The apartment had everything we needed except a tea cloth but paper towel worked! Bed was large and comfy, shower good and hot. Would definitely stay here again if we returned to San Diego. Highly recommended!

Cute Place
The hosts were kind and responsive. The location is part of a historic building located next to Gas Lamp district. Like many large cities there are homeless all around the area and one night there was a loud verbal exchange between two or more that woke us up and left my wife a bit shaken. Only other issue was you cannot lower the thermostat below 72 degrees. A standing fan is provided and helps keep things cool when sleeping.
