Minimum age to book this home is 25. Guests must confirm their age and approximate age of all guests. This confirmation must be received within 48 hours after booking, otherwise your booking may be canceled.
Other things to note
WINTER: We recommend a 4-wheeled drive (4WD) vehicle. Periods of heavy snowfall are common at 7,500 ft. 4WD (or chains for 2WD vehicles) may be required on local roads during winter storms.
PARKING: One covered carport spot provided. 2nd parking pass provided to enable 2nd car parking at pool / tahoe village community building (1/2 mile down the road) ***Failure to return 2 parking passes upon check-out may result in forfeiture of $100 from security deposit and/or potential negative guest review*** Additional parking is usually available across the street in the Heavenly Stagecoach lodge parking lot. Please be advised that vehicles parked there are on Heavenly’s property, not our condo building property. During peak season periods (approx Dec 15-Apr 15), we suggest only parking there for limited time periods, and absolutely avoid parking there overnight if snowfall is planned (as they may ticket/tow if they are unable to keep the lot plowed). Unlimited free parking is available at the Hard Rock casino in downtown South Lake.
SUMMER: Building does not have air conditioning, summer temps usually moderate at 7,500 ft elevation. One condo window air conditioner in living room, 2 ceiling fans, and 3-4 mobile fans for summer guest use.

Note on cancellation policy: Please note that booking a visit to Lake Tahoe comes with some risks of guests wishing to cancel and receive a refund due to natural disasters or weather related events. Our cancellation policies are strictly enforced regardless of the reason for cancellation. If you need to reschedule your date, you must be in compliance with cancellation policy first. If there is a blizzard, road closure, fire, smoke, rock slide, avalanche and/or any other natural disasters, our cancellation policy will still be enforced as we cannot expect our property owners to be held accountable for refunds for natural disasters which are expected to occur in the High Sierra Nevada Mountain Range on a constant, regular basis.
WE STRONGLY ENCOURAGE ALL TRAVELERS TO PURCHASE TRAVEL INSURANCE TO ENSURE PROTECTION IN THE EVENT YOU FEEL THE NEED TO CANCEL FOR ANY REASON.
Cleaning fees also include: Maintenance, supplies, restocking costs. This pays for guest consumables (Such as laundry detergent, soaps, shampoos, starter set of paper towels, tp, etc. For longer stays, we ask guests to purchase). Replacement of items such as broken coffee makers, portable heaters, fans, linens, towels and more. Regular trash removal from bear bins to town dump. We ask guests to assist with optional checkout procedures that are very time consuming such as start dishwasher, wash a load or two of towels. While these procedures are optional for guests, they are highly appreciated to help save our cleaners time, particularly for our back to back turnovers which are very difficult in the Vacation Home Rental industry. – Thank You Lux Villa VR
